Step 1 – Initial: Step 1 presents your chosen model in the clearest and most direct way: the floor plan, bedrooms, bathrooms and the base price. Everything you need to know to understand if this size and layout really suits your life. The initial price is for a complete, ready-to-use accommodation — built in our facility with heavy-duty metal framing and high-quality materials. You pick it up at the NIDA facility, with all the permit studies already included. Step 2 – Flooring In Step 2, you choose the final floor covering for the living room and bedrooms. Laminate is included in the basic price and gives a warm “wooden” feel, while tiles (with the corresponding surcharge) offer greater durability and a “cooler” result, ideal for tourist or intense use. Bathrooms are always designed separately, with tiles or pressed cement mortar.

Step 3 – Frames You choose the material and color of the frames. All options are high-quality and can be combined with triple glazing for superior thermal insulation. The basic option includes double glazing. Frame material PVC (free of charge): The best choice in thermal insulation. Excellent tightness, great durability and zero maintenance. Suitable for most homes. Aluminum: Offers a cleaner and more modern architectural appearance, with high resistance to sun and wind pressure. Ideal for dynamic design. Meranti Wood: Premium natural feel, ideal for areas such as the Cyclades, where wood is often mandatory. Warm and cozy image. Meranti Wood with Alu Clip: Combines wood on the inside with aluminum on the outside, offering increased protection from water, sun and coastal wear. The most durable choice in demanding conditions. Frame color The choice of color depends on the material. In PVC and aluminum, there are three shades available: white, a color of your choice, and a wood shade. In wooden frames, the wood can be painted or varnished for a natural appearance. Important: Whatever material and color you choose, with triple glazing you achieve very high thermal and sound insulation performance.

Step 4 – Indoor Environment: Comfort & Health Cooling – Heating A proper home does not need complicated or difficult systems. A modern heat pump (air conditioner) is sufficient for stable, economical heating and cooling all year round. The basic price includes individual air conditioners. They are visible but discreet, very easy to use, offer personalized temperature per room and have simple, affordable maintenance. The ducted system is a more premium solution. It offers more uniform air distribution, uniform temperature throughout the house and hidden installation (only the vents are visible), with equally easy maintenance. Its only disadvantage is that it does not provide separate regulation per room — it is a comfort solution for the entire house as a single space. Ventilation Ventilation is what makes the house “breathe” – clean air, better sleep and a healthier everyday life. With a central heat recovery ventilation (HRV) system, the house takes care of itself for you: fresh, filtered air 24/7, free of humidity and odors, while heat is recovered so that the air conditioner works more quietly and economically. The decentralized ventilation system offers the same basic benefits at a lower cost, with a lower overall efficiency but a substantial upgrade in comfort. Without a ventilation system, you rely on manual ventilation: you open the windows morning/evening for cross-flow and let the air conditioner do the rest of the work. NIDA proposal for tourist use: Individual air conditioners + central ventilation system with energy recovery for maximum comfort & reviews.

Step 5 – Building Components A) Roof Here you choose how you want the roof of your house to be made. We provide two complete solutions: 1) Roofing panel with 10 cm. polyurethane + 15 cm. mineral wool (included). The basic roof of the house already offers thermal insulation and waterproofing. The combination of polyurethane and mineral wool keeps the temperature constant, reduces losses and protects against heat and cold all year round. It is a quality, complete solution that comfortably meets the needs of a modern home. 2) Roofing panel with 10 cm. rock wool + 25 cm. mineral wool. The upgrade with rock wool takes the roof to a higher level: it offers even better insulation and significantly increased fire resistance. It is an ideal choice for areas with increased fire risk, tourist accommodations or projects with high requirements for fire protection and energy efficiency. Both solutions are correct and offer the necessary thermal insulation, tightness and sound insulation. Upgrading to stone wool panels is aimed at those who want the “something extra” in safety, durability and overall performance of the shell. B) Floor structure Here you choose how you want your floor structure to be and what feeling you want it to have. We provide two complete solutions: 1) Hollow beams with OSB + 2 cm polystyrene (included). The lightweight metal floor with OSB and polystyrene offers stability, good thermal insulation and fast, “dry” construction. It is an economical solution and good enough for most uses, even if it is not the “top” choice. 2) IPE + trapezoidal sheet metal + reinforced concrete + 5 cm. polystyrene. The concrete slab solution gives a greater thermal mass to the floor – this means that, when the floor is “heated” by the sun in winter, it retains the heat and gradually releases it during the day. It is suitable for more demanding uses or where you prefer a “heavy” concrete floor. Both solutions are correct and offer the necessary stability and comfort. The upgrade to a concrete slab is aimed at those who want a “stronger” feel, better thermal insulation, better sound insulation and more stable thermal behavior. C) Walls – Shell Here you choose how you want to “shield” your home against heat, cold, noise and fire. We provide two solutions for the shell: 1) W1: Single frame, fiberboard, 7 cm. mineral wool, plasterboard and final paint (included). W1 is an insulated external wall with a metal frame, which offers sufficient thermal insulation and comfort, ideal for a country house and mainly summer use. It is a simple, integrated solution with excellent value for money, which covers the basic needs of a country house without excesses. 2) W2: Double frame, fiberboard, 10 cm. mineral wool, fireproof plasterboard. W2 is the superior version: it offers more insulation, significantly better sound protection and increased fire resistance. It is ideal for permanent residence, tourist accommodations, coastal areas or projects where you want maximum shell shielding and top-notch quietness inside the house. It is a solution designed to "last" for decades, with high durability and shell quality. Both solutions are correct and offer comprehensive protection and comfort. The upgrade to W2 is aimed at those who want even better insulation, more quietness and enhanced fire protection in the shell.

Step 6 – Electrical Electrical The basic price includes a complete electrical installation with high-quality LED lighting, sockets and switches. Everything is delivered ready-made and in accordance with regulations, without the need for an additional electrician on site. Smarthome With the Smarthome upgrade with dynamic energy management, the house acquires a “brain”: consumption monitoring, smart automation and energy saving. Ideal for tourist accommodation and for those who want absolute control. Plumbing Complete plumbing installations with pipes, sanitary ware, batteries and kitchen connection are included — complete and ready to use, without additional plumbing work. Domestic hot water Electric water heater (included) The simplest and most reliable solution. Fast hot water production, easy to use and low maintenance costs. Solar Water Heater Upgrading to solar significantly reduces the cost of use, offering free hot water most days of the year — ideal for families and tourist use. Overall, all electrical systems are delivered fully installed and tested, ready to operate from day one. There is no need to call an additional electrician or plumber.

Step 7 – nZEB Options Nearly Zero Energy Building (nZEB) In Step 7, you can strengthen the shell of the house to approach levels of nearly zero energy consumption. The following options drastically reduce losses, make the house more stable in temperature and significantly reduce heating/cooling bills. A) Triple glazing You can choose triple glazing for even better thermal and sound insulation. It is an ideal solution for areas with intense heat or cold, as well as for houses next to a road, the sea or for tourist use. If you do not choose it, the house remains with the double glazing of the basic version — a perfectly functional solution, but not the top option available. B) External thermal facade External thermal facade is one of the most important options for comfort and economy. The house can function without a thermal facade, but we do not recommend it, because a large part of the energy efficiency is lost. If you choose to include it, there are two solutions: 10 cm. polystyrene: It offers very good thermal insulation with excellent value. It significantly reduces losses and comfortably covers the needs of a modern home. 15 cm. rock wool: It offers equivalent thermal insulation, but with additional advantages: higher fire protection, better sound insulation and a more ecological profile. It is an ideal choice for more demanding projects and areas with increased environmental or thermal needs. C) Airtight membranes + Blower Door Test Here you can choose whether you want your house to have airtight membranes. These membranes significantly reduce energy losses and offer better peace and quiet inside the house. They keep moisture out, heat or coolness in and act as a “barrier” from the outside in, protecting the building envelope and increasing its lifespan. Without membranes, the house remains fully functional, but does not fully utilize the envelope’s capabilities. Also note that almost no one on the market offers membranes as a clear option – so don’t be alarmed, it’s just an extra level of quality that we make transparent here. Blower Door Test The Blower Door Test is a specialized test for any air leaks. With it, we see if the house “fits”, if the frames are installed correctly and if the envelope is working as it should. It is a necessary option for a nearly zero energy building (nZEB) or any house where you want to have truly controlled airtightness and top performance. NIDA’s overall proposal – nZEB with top value for money To make your home reach true nZEB levels, we recommend the combination: Triple glazing + 10 cm external thermal facade + airtightness membranes. This specific combination dramatically reduces energy consumption, keeps the house consistently cool in summer and warm in winter, while ensuring low bills and maximum durability of the shell for many years.

Step 8 – Additional Options Optional NIDA Packages Here you add “smart” options that make your home more autonomous, safer and easier to manage. A) Energy packages Here, if you want, you choose how your home will be powered. There are three solutions: 1) Connection to the grid/provider (included) The simplest and most economical solution for a stable power supply. Ideal when there is a reliable grid and you are not concerned about complete autonomy. 2) Partial power autonomy (PV + battery) The house uses its own energy production during the day and storage in the battery for use at night. Ideal for saving, reducing bills and areas with frequent power outages. 3) Full autonomy from the grid With a larger battery, generator and dynamic BMS, the house operates completely independently of the PPC — a solution for off-grid properties, remote locations and demanding projects where energy independence is a priority. B) Water Outage Prevention & Firefighting Package. Here you choose whether you want to have backup water and firefighting supply. Connection to a tank for drinking water or additional water for use, as well as a supply for swimming pool or firefighting. Ideal for areas with frequent vacations, low pressure or increased fire risk. C) Airbnb Package. Here you choose whether you want the house fully equipped for tourist use. Smart locks, video intercom and noise/smoke/leak sensors. Essential for rental compliance, security and quiet guest management — without the need for the owner’s presence. D) Internet package. Here you choose if you want satellite Internet for areas with poor coverage. Satellite Internet kit for areas with low coverage. Ideal for teleworking, streaming and remote control of the home (smart home).

Step 9 – Preview Options In Step 9, you see a summary of everything that is already included in the base price, before you proceed to complete the order. It is essentially the “value package” of the NIDA model: the materials, installations and systems that you get at no additional charge. All basic structural elements (framework, masonry, ceiling, floor), PVC frames, complete electrical and plumbing installation, bathrooms, kitchen, electric water heater and individual air conditioners for cooling and heating are included. Here you can also see which options have not been activated (e.g. membranes, smarthome, internet, water package, nZEB options, etc.), so that you know exactly what the house includes at the current price. The goal of this step is transparency: to know exactly what you are getting and at what price, before you click the next step.

Step 10 – Complete the Form In the last step, you share with us the basic details of your project, so that we can proceed to create a personalized quote and book a spot on the production line. The form helps us know: your contact information, the number of pieces you are interested in, the area of the project, the start schedule, any comments or special needs for the design. Once you complete it, the NIDA team will evaluate your options and contact you with a clear price, delivery time and next steps for your order. Step 10 is essentially the point where your vision becomes a real project.
