- Building on a Greek Island?
With NIDA, you can build with better control, greater speed and clearer costs — without turning the project into an ordeal. Building a home or holiday property on a Greek island is a dream for many people. The construction process, however, can quickly become complicated. Materials must travel by ferry. Skilled crews may not always be available. Roads can be narrow. The tourist season restricts working hours. Weather affects schedules. And every mistake can mean another delivery, another journey and another delay. NIDA changes this process. Not only by moving a large part of the construction away from the plot and into our production facility, but by treating the building as a complete product from the very beginning: properly designed, digitally coordinated, factory-built and better controlled throughout the process. We do not start with an off-the-shelf box Every island is different. So is every plot. Orientation, prevailing winds, views, planning regulations, access and local conditions all affect the final building. A private holiday home also has different needs from a rental property that must operate efficiently for many years. NIDA can adapt one of its proven building concepts or design a project from the ground up. We study the plot, planning conditions, sunlight, shading, wind, views, privacy, access and the way the building will actually be used. The result is not simply a house that fits within the boundaries of the site. It is a building designed to work properly in that specific location. We solve the building before we build it Before production begins, we coordinate the layout, structure, building envelope, openings, services, bathrooms, kitchen, heating, cooling and ventilation. This is particularly important on an island. A mistake that might require a single visit on the mainland can require ferry tickets, accommodation, materials, equipment and several days of delay on an island. The more issues we resolve before construction begins, the less improvisation is needed later. Strength begins with the structure Every NIDA building is based on a heavy-duty steel frame, designed according to the structural requirements of the specific project. Strength does not come simply from calling a building “modular”. It comes from proper engineering, the structure, connections, foundations, materials and quality control. The building envelope consists of multiple layers, each with a specific purpose: weather protection, thermal insulation, moisture control, airtightness and internal finishing. The goal is not only for the building to look good on the day it is delivered. It is to create the right conditions for it to perform properly and retain its quality over time. Construction in a controlled environment The main body of the building is produced at our facility in Alissos. Materials do not remain exposed for months to rain, strong sunlight, wind or sea air. Work takes place in an organised environment, with proper access to tools, materials and skilled people. This allows for more systematic quality control and helps reduce the points of failure that often appear later as moisture, air leakage, poor finishing or construction defects. Once the building envelope is complete, an airtightness test is carried out. Air leaks can therefore be identified and corrected under controlled conditions before the building leaves the facility. Less construction work on the island The building is transported in sections that are designed around the real access conditions of each project. Where required, these sections can be smaller than a standard shipping container. This does not mean that every narrow road or difficult plot is automatically accessible. Before a transport solution is confirmed, we check the ferry route, port, road widths, bends, overhead obstacles, unloading area and crane position. When access is feasible, however, the island receives a more complete building and fewer individual materials. This means: fewer deliveries, a shorter on-site construction phase, less dependence on multiple local crews, less dust, noise and disruption, fewer last-minute changes and repairs. Final assembly can therefore be completed far more quickly than a building constructed entirely on the island. Real quality is something you feel A good building is not judged only by its exterior appearance. It is judged by how it feels every day. NIDA buildings are designed to support more stable indoor temperatures throughout the year, with fewer drafts and fewer differences between rooms. Proper insulation, reduced thermal losses and airtight construction help the building maintain comfortable conditions. Where mechanical ventilation is included, it can provide a continuous supply of fresh, filtered air without relying on permanently open windows. The result is better thermal comfort, cleaner indoor air, improved moisture control and greater protection from external noise. These are not technical details that matter only to engineers. They are the qualities experienced by the people who live, sleep or spend their holidays inside the building. Energy efficiency starts with the building itself Good energy performance does not begin with larger machines or more equipment. It begins with a building that requires less energy to remain comfortable. First, we reduce heat loss and protect the building from summer overheating. Then we select the appropriate systems for heating, cooling and hot water. This creates lower energy demand and better conditions for reduced operating costs. Actual consumption will always depend on location, use, equipment, user behaviour and energy prices. For that reason, we do not promise arbitrary savings percentages. Where appropriate, the project can also include photovoltaic panels, battery storage, smart controls and electric vehicle charging. The building, however, must come first. Clear costs begin with a clear scope The real cost of building on an island is not limited to materials and labour. It also includes ferry transport, delays, unnecessary journeys, waiting crews, damaged materials, changes and work that must be paid for twice because it was not completed correctly the first time. NIDA moves a larger part of this uncertainty into an organised production process. The scope, inclusions, exclusions and responsibilities are clarified before construction begins. This does not mean that NIDA will always be the lowest-priced option. It means comparing the same level of completion, quality and performance — and looking at the real overall cost, rather than an attractive initial figure that later grows through additions and corrections. For a holiday property, the building is part of the guest experience Guests may not know what type of structure is behind the walls. They will notice, however, whether they slept well, whether the room was quiet, whether the temperature was comfortable, whether the air felt fresh and whether the space had been designed properly. These qualities support a better guest experience and create a stronger foundation for premium hospitality positioning. Lower energy demand and better-organised building systems can also help reduce operating pressure for the owner. They do not guarantee a specific rental rate, occupancy level or return on investment. They do, however, help create a more complete and differentiated hospitality product. Through Enervillas, NIDA also brings first-hand experience from the operation of holiday accommodation. We therefore look at a tourism project not only as a building, but as a place that must work properly for both the guest and the operator. One team and clearer responsibility When NIDA undertakes the complete project route, the same team can coordinate design, technical studies, planning permission, production and delivery. This reduces the gaps that often appear between designers, engineers, contractors, local crews and suppliers. It does not mean that every difficulty disappears. It means clearer responsibility, better coordination and a more transparent next step throughout the project. What still needs to happen on the island A NIDA building still requires: planning permission, suitable foundations, earthworks and site preparation, utility connections, suitable transport access, an unloading area and crane, any required local approvals. The difference is that these elements are studied and organised from the beginning, while the main building does not need to be constructed over many months on the island. It creates a home or holiday property designed for its specific location, with a strong structural base, better-controlled construction, a shorter on-site phase, more stable comfort, cleaner indoor air and lower energy demand. - From Presentation to Practice: NIDA Introduced Sustainable and Modular Construction to BEST Patras
On July 8, 2026, NIDA had the pleasure of participating in an educational activity organized by BEST Patras, the Board of European Students of Technology, presenting its philosophy, expertise, and projects related to sustainable construction, energy efficiency, and Passive House buildings to students from Greece and abroad. As part of the program, Ioannis Dimopoulos delivered a presentation about NIDA in English, giving participants the opportunity to learn more about the company, its background, and its approach to the modern construction sector. During the presentation, key principles of high-energy-performance buildings were discussed, including bioclimatic design, thermal insulation, airtightness, controlled ventilation, and the reduction of a building’s energy needs. Following the presentation, the participants visited Enervillas in Alissos, Achaia, where they had the opportunity to see firsthand how Passive House principles are applied in real buildings. The visit included both the original Enervillas and Enervillas 2030, the newest evolution of the concept, through which NIDA continues to develop solutions for the future of energy-efficient and sustainable housing. The students were introduced to the technologies, materials, and construction choices that contribute to low energy consumption, thermal comfort, improved quality of life, and the creation of a healthy indoor environment. Through the visit, they were able to connect theoretical knowledge with a real construction example, seeing in practice how a building can be designed and operated according to the principles of sustainability. The activity served as a meaningful opportunity for the exchange of knowledge and experience between NIDA and young people involved in technology, engineering, and innovation. For NIDA, connecting with students and future engineers is of particular importance, as the transition toward more efficient, healthy, and sustainable buildings begins with awareness, education, and real-life experience. - Right from the start — why a building is judged across its entire lifetime
There is one simple principle that determines whether a building will be truly good, or just "new": whether it was designed correctly from the very beginning. That was the central message of my recent talk, and it's the principle NIDA works on in every project. Designing right from the start When a home begins with proper bioclimatic design, with serious structural thinking and a clean technical study, everything else falls into place much more easily. The envelope works. The energy balances out. Comfort stays stable. Cost and timeline become predictable. Designing properly is not a luxury. It's the cheapest decision you can make for a building, because it solves problems upfront that you would otherwise pay for over decades. NIDA's modular technology brings production into a controlled factory environment, with BIM, quality control and a level of precision that a traditional building site struggles to guarantee. The result is healthy homes with stable temperature, clean air and a serious structure. Homes designed to last over time and to hold their value. A passive building with surplus energy In NIDA's solutions, a single photovoltaic system is usually enough — and in fact produces surplus energy. This isn't magic. It's the natural outcome of a building constructed correctly: a good envelope, good airtightness, good design. When the home "works" by itself, the energy it needs is minimal. This isn't an experimental approach. It's a method that has been applied internationally for years, with proven results. A building is judged across its entire lifetime The biggest misconception around construction is that a home is evaluated by its initial cost. It isn't. A building will be with you for decades. It will have operating costs, maintenance, comforts or frustrations, value or depreciation over time. The right question is not "how much does it cost today," but "what will it give back to me across its entire life." And that's where NIDA has a clear advantage: lower operating costs, fewer repairs, stable comfort, a stronger asset. And the good news on initial cost Many people assume that higher-quality construction always costs more. With NIDA's method, today, that simply isn't the case. Thanks to proper design from the start, BIM, modular factory construction and cleaner project control, even the initial cost is genuinely competitive. We're not talking about compromises. We're talking about a sound method that delivers a better outcome with greater predictability. A confirmation that means a lot At the end of the talk, we were invited to train craftsmen through the Technical Chamber of Greece (TEE). It's a significant confirmation of direction — not only for NIDA, but for where the market is heading: toward more serious, more systematic, higher-quality construction. - Settlements: Loss of over 100 billion euros in their commercial value for owners
The recent Presidential Decree (P.D. 194/2025) on the re-demarcation of settlements with less than 2,000 inhabitants has caused justified reactions across the country. Especially for areas like Crete, where the majority of settlements fall into this category, the effects will be catastrophic. What changes? All boundary extensions made by prefects after 1983 are canceled. ➡️ Properties that were considered perfect and buildable for decades lose the right to build. ➡️ The commercial value of properties drops dramatically, with an estimated total loss of over 100 billion euros. How are owners affected? Increase in quality to 4 acres. Reduction of building coefficient to 0.2. Restrictions on height, volume and uses. Complex procedures for issuing building permits. Maintaining high taxes (ENFIA) on properties that are essentially depreciating. The legal and social paradox The Presidential Decree ignores the real needs of the countryside, treating residential zones as "off-plan" areas, despite the fact that these are zones that were developed legally, with building permits and state tolerance. At the same time, the Constitution (article 17) protects property — which here is affected without transitional arrangements, compensation, or legal protection for citizens who acted in good faith. What does the TEE/TAK ask for? ✔️ Immediate withdrawal of the Presidential Decree. ✔️ Institutionalization of a new demarcation process with an active role of the Local Government. ✔️ Simplification and financing of urban planning tools (TPS, EPS). ✔️ Legal consolidation of the existing situation without retroactivity. Conclusion: Greece needs stable rules, trust in the State, and policies that respect the sustainability of the countryside and the rights of citizens. - New NSRF action to support new small and medium-sized enterprises 45-60%
The Ministry of National Economy and Finance announced the announcement of the Action "Supporting the Establishment and Operation of New Small and Medium-sized Enterprises" , which concerns the support of investment plans for start-ups and newly established SMEs (except for retail, catering and tourism enterprises), which will invest their own resources in the activity they intend to carry out and will create new jobs. The Action's budget amounts to €190,000,000. The Action is co-financed by the European Regional Development Fund (ERDF) of the European Union and by National Participation. The minimum and maximum subsidized budget of investment projects is from €30,000 to €400,000. The percentage of support for funding applications is uniform for all eligible costs of investment projects and amounts to 45% of the subsidized budget. The subsidy percentage may be increased by: 10% if the investment is made in a remote or fire-stricken or flood-stricken area or small islands an additional 5% with the declaration when submitting the funding application of an employment target of at least 1 EMU, in the first year after the completion of the investment. Beneficiaries of the Action are newly established and newly established Micro, Small and Medium Enterprises, which will operate or are operating in the eligible KADs of the Call (Annex II ELIGIBLE ACTIVITIES (KAD)).
