What is NIDA and what is its core philosophy?

NIDA is a Greek construction company specializing in modern, sustainable homes. Its core philosophy is summarized in the motto “We build differently – Invest smartly – Live better”. This means that it creates homes in an innovative way, using modular prefabricated units and the Passive House standard for excellent energy efficiency. NIDA’s goal is to offer high-quality homes that are environmentally friendly, with very low energy consumption and absolute comfort for residents. With over 30 years of experience in the field, NIDA does not just build houses but offers a complete solution: fast construction, energy savings and full customer support from the initial design to the delivery of the house.

How does NIDA's Modular construction differ from traditional building construction?

Modular construction means that the house is made from prefabricated sections (pieces) in a factory environment, rather than being built brick by brick exclusively on site. At NIDA, most parts of the house are precisely manufactured in controlled factory conditions. This avoids delays due to weather and reduces errors. Once the modules are prepared, they are transported to the site and assembled there within a few days. In contrast to the traditional method that can take many months or even years, NIDA’s modular approach completes a house much faster – in about a third of the time. In addition, the quality of construction is high, because each piece is meticulously checked in the factory. Although the construction is prefabricated, this does not mean that all houses are the same: the owner can adapt the design and layout according to his needs, in order to have a unique but reliable home.

What technologies like BIM and artificial intelligence does NIDA use and how do they improve construction?

NIDA leverages modern technologies to ensure that each home is optimally designed and energy-efficient. For example, it uses BIM (Building Information Modeling), an advanced digital 3D design system. With BIM, the entire home is “built” first on a computer, so that any problems can be identified and corrected before the actual construction begins. This means fewer surprises and mistakes on site, saving time and money. In addition, NIDA uses artificial intelligence (AI) mainly in energy management: smart systems that learn the habits of residents and automatically adjust heating, cooling and other functions for maximum economy. Simply put, technology helps NIDA design better buildings and make them “smart” – that is, homes that are more comfortable for you and more environmentally friendly, without wasting resources.

What materials are used in NIDA homes and how durable are they?

NIDA homes are built with high-quality materials, selected for their durability and environmental friendliness. Ecological and robust materials are used, such as reinforced wood, steel and advanced insulation panels. These materials ensure that the construction is robust and durable over time. For example, the effective insulation used not only keeps the house warm in winter and cool in summer, but also protects the structure from moisture and mold. The steel frame or other reinforced structural elements give the house great resistance to earthquakes and extreme weather conditions, complying with all modern anti-seismic regulations. In short, the materials of a NIDA home are not only safe for the residents, but also ensure that the house will remain robust and in excellent condition for many decades.

How quickly is the construction of a NIDA house completed compared to traditional building?

One of the biggest advantages of NIDA is the speed of construction. While a traditional home can take a year or more to complete (especially if there are weather delays or other unforeseen circumstances), a NIDA home is completed in a much shorter time. Typically, after the design stage, the parts are manufactured in the factory for a few months. Then, the finished units are assembled on the site within a few weeks. Overall, a customer can receive their new home from NIDA in about a third of the time it would take for a conventional build. In addition to getting you into your new home faster, the quick completion also means fewer construction site costs, as well as less worry about delays or unforeseen problems.

Why are NIDA homes considered energy efficient?

NIDA houses are designed to require minimal energy for heating and cooling, making them extremely efficient. First of all, they have very good insulation in the walls, roof and floor, which keeps the heat in during the winter and out during the summer. They also use high-quality triple-glazed windows, which prevent cold air from entering or heat from escaping. In addition, these houses are very airtight, meaning they have no gaps where heat can be lost or cold air can enter. At the same time, however, they have a ventilation system with heat recovery: this means that the house “breathes” fresh air, without losing the temperature of its interior. All these elements together mean that the house maintains a comfortable temperature all year round with minimal use of radiators or air conditioning. Thus, electricity or heating bills are very low. Simply put, an energy-efficient NIDA home is warm in winter, cool in summer, and does not waste energy – which benefits both the owner (due to lower expenses) and the environment.

What is the "Passive House" standard and how does NIDA apply it to its buildings?

"Passive House" is an international building standard that ensures extremely low energy consumption and high living comfort. A passive house passively exploits natural principles: it retains the heat of the sun in winter and coolness in summer, without relying heavily on radiators or air conditioning. To make this happen, the building has excellent insulation, high air tightness and special ventilation systems that recover heat from the outgoing air. NIDA applies this standard to its homes, which means that NIDA homes are built to meet – or even exceed – the requirements of Passive House. In practice, someone living in a NIDA home enjoys a constant temperature and clean air all year round, with minimal heating and cooling costs. In fact, NIDA has also constructed buildings that belong to the higher Passive House Premium category, i.e. houses that not only consume minimal energy, but also produce their own, reaching levels of energy self-sufficiency. The important thing for the owner is that he does not need to be an expert or worry about the technical details: NIDA takes on all the complex work, in order to deliver a house that is in itself “smart” in terms of energy and extremely economical to use.

How can a NIDA home have zero energy bills?

Having a house with zero or near-zero bills means that it produces its own energy and does not depend on the grid for electricity or heating. NIDA houses are so efficient that their energy requirements are minimal. This little energy can be completely covered by renewable sources integrated into the house itself. Usually, solar panels (photovoltaics) are placed on the roof or in the house, which generate electricity from the sun. This energy can be stored in batteries for use at night or on cloudy days. Because the house is very well insulated and designed, it does not need much heating or air conditioning; but even when needed, it can use electricity that it has generated itself. Thus, the owner may pay almost nothing on electricity bills, since his house is essentially energy self-sufficient. Simply put, NIDA designs the home as a small "electrical factory" with minimal losses, so that each month does not bring unpleasant bills to the resident.

What does it mean that a NIDA house is energy autonomous in practice?

"Energy-independent" means that a house can cover all or most of its energy needs on its own, without constantly depending on external energy sources (such as the public power grid). In practice, an energy-independent NIDA house is equipped with systems such as photovoltaic panels that generate electricity from the sun. The house stores the energy produced in accumulators (batteries), so that there is electricity even when there is no sun, e.g. at night or on cloudy days. Also, because the house is built with the Passive House standard and has minimal heat loss, it can remain warm or cool with minimal energy. Thus, even for heating or cooling, no significant supply from outside is required. The result is that residents can have electricity, hot water, heating and cooling, without worrying about whether the power will be cut off or if an "inflated" bill will come. Of course, an energy-autonomous home can still be connected to the grid as a backup, but in many cases it can operate completely independently, giving its owners absolute freedom and security.

Are there any government subsidies or support programs for building a home with NIDA?

Because NIDA homes are energy efficient and environmentally friendly, they often qualify for various state or European subsidy programs. The State and the European Union encourage low-energy construction, as they contribute to reducing energy waste and protecting the environment. For example, from time to time there are programs that subsidize part of the cost for homes with very good energy efficiency or for the installation of photovoltaic systems. In addition, some banks offer “green” loans with favorable terms for ecological homes. The NIDA team is constantly informed about such opportunities and can guide you. This means that if there is a program available (such as a tax deduction or direct financial aid) for the construction of a passive or energy-autonomous home, NIDA will help you take advantage of it. Simply put, you don't need to know all the details of the subsidies – NIDA undertakes to inform you and handle everything necessary so that you can benefit from any relevant government support.

Does NIDA offer any financing or payment facilities to its clients?

NIDA understands that building a home is a significant investment and many clients need flexibility in their payment methods. While NIDA itself does not operate as a bank, it works with financial institutions and banks to facilitate its clients. This may mean connecting you with loan programs specifically for energy-efficient homes, where the loan terms (such as interest rate or duration) are more favorable. NIDA can also propose a payment plan with installments depending on the stages of the project: for example, part of the cost to be paid at the start, another at the completion of construction in the factory and the rest upon delivery of the house. This way, you do not have to pay the entire amount at once. NIDA has also introduced the concept of “Invest Smart”, which includes a property buy-back program: this gives clients additional security that the value of their investment is maintained. Overall, the goal is for the customer to feel financially secure and for there to be a solution that suits their capabilities, so that the dream of their own home can become a reality without excessive pressure.

How does the cost of a NIDA home compare to the cost of a conventional home?

The initial cost of building a NIDA home can be similar to a quality conventional home and in some cases, slightly higher due to the superior materials and technologies used. However, it is important to look at the full financial “package.” A conventional home can have hidden costs down the road: construction overruns, high heating/cooling bills due to lower energy efficiency, or costs for future repairs and improvements. In contrast, NIDA offers fixed construction costs (no nasty surprises, as factory work allows for better cost control) and the finished home is energy efficient. This means that each month the homeowner saves money on their electricity, heating, and cooling bills. Over time, these savings can be very large and make the total cost of ownership of a NIDA home lower than a comparable conventional home. Additionally, because the home is built properly from the start, it will need fewer repairs or improvements later. Therefore, even though you may pay a little more up front, a NIDA residence proves to be financially beneficial in the long run – offering value for your money and the peace of mind that you will not “bleed” financially in the future.

How does a NIDA residence work as an investment with long-term benefit?

A NIDA home is not just a place to live, but also a smart investment for the future. First, you save money every month due to minimal energy consumption. The money you would spend on electricity, heating or cooling bills stays in your pocket. Over 5 or 10 years, these savings add up to a significant amount, significantly reducing the actual cost of the home. Second, NIDA homes are built with materials and techniques that keep the home in excellent condition. The value of your property does not degrade over time due to poor workmanship or energy “aging”. On the contrary, because a NIDA home is modern, ecological and economical to use, it remains attractive in the real estate market. This means that if you ever want to sell or rent the home, you will find interested parties more easily and possibly at a better price, because many are looking for homes with low maintenance costs and are environmentally friendly. NIDA also offers a buy-back program, showing confidence in the value of its homes and offering you an additional assurance – you know that your investment has a guaranteed value. Finally, the peace of mind that a home without moisture problems, mold, large bills or the need for immediate repairs offers is also valuable. You live better, without unexpected costs, which makes your investment “pay off” in terms of quality of life. Overall, a NIDA home is not just an expense – it is an investment that returns value to you financially and offers you a safe, healthy and pleasant living environment.

Does the value of the property increase with a NIDA home compared to a conventional one?

In general, a NIDA home has very good prospects of maintaining or even increasing the value of your property, compared to a typical conventional home. This is for several reasons. First, an energy-efficient home has a high energy rating (e.g. class A+), which is highly valued in the market. Buyers know that in such a home they will pay minimal bills and enjoy modern comfort, so they are willing to offer more money to acquire it. In addition, the quality of NIDA construction means that the home remains as good as new for more years. You will not see problems such as cracks in the walls, dampness or damage that reduce the value. A well-maintained, modern home always “catches” a better resale price. Also, as the world increasingly turns towards ecological solutions, a “green” home is becoming sought after. Thus, in the event of a resale, a NIDA home can attract more buyers compared to a conventional home of the same age. Finally, we must not forget that NIDA itself, with its buy-back program, actively supports the value of its homes. Simply put, by investing in a NIDA home, you are investing in a property that has all the makings to hold and increase its value over time, as it combines quality, economy and public demand.

What are the main advantages of a NIDA home over a traditional home?

A NIDA home offers many significant advantages over a conventionally built home. Some of the main ones are: 1) Speed of construction: The completion of the home is much faster. You can move into your new home in a few months, instead of the one or two years that a traditional building might take. 2) Energy efficiency: The home is designed to have minimal heat loss. This means very low electricity and heating bills, and no dependence on oil or gas. It is good for both your wallet and the environment. 3) Comfort and quality of life: Inside a NIDA home there is always a pleasant temperature and clean air, without cold drafts or humidity. Also, the sound insulation is excellent, making the home quiet and peaceful. 4) Fixed cost and reliability: You know from the beginning how much the project will cost you. There are no unforeseen increases due to delays or errors in construction, because everything is designed and executed with precision in the factory. The end result is a house without defects. 5) Durability and safety: The materials and construction method ensure that the house is strong and durable. It is built according to strict specifications, so it can withstand seismic vibrations and extreme weather conditions. In addition, the materials are non-toxic and health-friendly, without mold or other allergen problems. 6) Long-term financial benefits: Not only do you save money on bills, but you also benefit from the high resale value of the house. A NIDA house is an investment that maintains its value and can bring you a profit if you want to sell or rent the property. 7) Support and innovation: With NIDA, you not only get a house, but also the support of a team of experts. They help you with everything from permits to subsidies. Your home also incorporates the latest technology (such as smart energy management systems) to keep up with future needs. In summary, a NIDA home excels because it offers faster delivery, lower operating costs, greater comfort and safety, and financial security in the long term. It is a solution that combines tradition (a house that endures and becomes a real “home” for the family) with innovation (new technologies and ecological awareness).
